New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORS® creates a report from government meetings, showing what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in October 2021. 

Fairhope

  • The Fairhope Planning Commission heard a preliminary approval request from Aldi, Inc. of Alabama for the development of a new grocery store on the northeast corner of County Road 48 and Highway 181.

Alabama's Gulf Coast contains several real estate markets depending on location and price point – just to name a few factors. The graphic below shows real estate statistics for September 2021, the latest month available.

Vital Signs provides a visual representation of what's happening in several local markets by showing you supply. The colored-coded numbers represent the absorption rate, the number of months it would take to sell every home on the market in a particular price range if no others were added. It's no secret Baldwin County is growing. If traffic wasn't enough of an indication, the 2020 Census provides the data to prove it. WKRG reported in August that 2020 U.S. Census data ranked Baldwin County aa the 7th fastest-growing metropolitan area in the country and the fastest in the state with a 27.2 percent population increase since 2010.

Alabama's Gulf Coast contains several real estate markets depending on location and price point – just to name a few factors. What may be true of the market in Daphne at one price point is often not for Fairhope at another. Same goes from one Mobile neighborhood to another. What makes our current real estate housing market rare is that almost all markets in our area have something in common: an increase in demand and limited supply. 

The combination of delayed sales due to COVID-19 last year and historically low interest rates culminated into a historically strong seller's market for our area in 2020 that has continued well into this year. As more people want to purchase homes than there are homes available for sale in many price points and areas along the Gulf Coast, we've seen a corresponding rise in home prices.
