
New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORS® creates a report from government meetings, showing what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in October 2021.
Fairhope
- The Fairhope Planning Commission heard a preliminary approval request from Aldi, Inc. of Alabama for the development of a new grocery store on the northeast corner of County Road 48 and Highway 181.
Daphne
- The Daphne Planning Commission approved the re-subdivision of Tract 4 of La Piazza Di San Francesco to create four commercial lots.
- The Daphne Planning Commission recommended rezoning 1.68 acres of property southeast of Equity Drive and County Road 64 to B-2 for the development of 15,00-square-feet of quartz countertop business and showroom space for Cambria, which currently has a location in Saraland.
Orange Beach
- The Orange Beach Planning Commission voted to preliminarily approve plans for Port Washington, a 15 single-family lot subdivision that also includes an additional lot with an 18-unit multifamily residential development.
- Retail store Surf Style received site plan approval for a new 23,000-square-foot store at the intersection of Perdido Beach Boulevard and Russell Drive.
Foley
- The Planning Commission heard a request to rezone 38.6 acres north of County Road 20 and east of South Hickory Street to TH-1 (Residential Townhouse) for the development of a 182-unit townhouse complex named Muscadine Place.
- Aberdeen Place, an 84-lot single family subdivision located east of South Hickory Street and south of County Road 20, received preliminary approval.
- Greebrier, a 102-lot single family subdivision located north of County Road 20 South and east of South Hickory Street, received preliminary approval.
- Grasslands, a 258-lot single family subdivision located east of County Road 65 and south of Dairy Lane, received preliminary approval.
- The City Council will vote on the redistricting of 3 acres at 22410 Highway 98 from B-3 (Local Business) to RV (Recreational Vehicle Park District) for the creation of a 29-unit RV park.
Gulf Shores
- The Gulf Shores City Council approved zoning the Sloop Restaurant at 103 West Canal Road to be part of the Waterway Village Overlay District in order to be included in future festivals, marketing materials and tourism websites for the district, which was created to make a walkable mixed-use downtown, commercial and entertainment district for the city.
- The site plan for the final parcel of The Villas at Peninsula near Highway 180 was approved by the Planning Commission. The parcel will contain 27 attached homes and 7 detached homes.
- The Gulf Shores Planning Commission approved the final plat for a .97-acre tract at the corner of Cotton Creek Drive and Geno Road that will re-subdivide the one lot into two lots. A duplex will be built on each of the two lots.
County
- Phase II of Park View, a single-family residential subdivision southwest of Silverhill, received preliminary plat approval for 78 residential lots.
- The existing fire station in Ft. Morgan will be moved to a new one being built between Our Road and Cortez Street on the South Side of 181 after the Baldwin County Planning Commission approved a conditional use permit for the property.
- Rezoning for an open-air storage facility for RVs and boats on the south side of County Road 64, east of McBride Road, received a favorable recommendation from the Planning Commission to the County Commission.
- The Planning Commission favorably recommended rezoning 4.22 acres located inside the median of Foley Beach Express north of the existing gas station to B-4 (Major Commercial).
