It's no secret Baldwin County is growing. If traffic wasn't enough of an indication, the 2020 Census provides the data to prove it. WKRG reported in August that 2020 U.S. Census data ranked Baldwin County aa the 7th fastest-growing metropolitan area in the country and the fastest in the state with a 27.2 percent population increase since 2010.

New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORSĀ® creates a report from government meetings, showing what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in September 2021.

Fairhope

  • The Fairhope City Council gave final approval for Harvest Green Subdivision, located on both east and west sides of Highway 181 near The Waters Subdivision, and the annexation of the 375-lot property into city limits. Truland Homes will be designing the 148 lots on the western side of the subdivision.
  • The Fairhope Planning Commission voted to recommend the re-zoning change from R-4 Ā (Low Density Multi-Family Residential) to R-3 (High Density Single Family Townhouse Residential) for Section Street Townhomes at 211 South Section St.

Daphne

  • A 180-day moratorium on re-zoning applications to re-zone property to a multi-family zoning district has been enacted in Daphne to slow down the development of multi-family projects.
  • The site plan for Jubilee Family Dentistry, located northeast of County Road 64 and County Road 13, was approved.

Orange Beach

  • Seven additional cottage lots have been approved to be added to the Summer Salt PUD Master Plan. Summer Salt is a Truland Homes community.
  • The Orange Beach Planning Commission favorably recommended increasing the footprint of the outdoor bar and increasing the restaurant's floor area among other modifications to the Coastal PUD Master Plan, located at 25755 Perdido Beach Blvd. The previously approved plan includes public beach access, public parking and a restaurant.
  • The Orange Beach Planning Commission approved the site plan to construct an 11,000 square foot medical office building at 4161 and 4171 Orange Beach Blvd.

Foley

  • The Foley Planning Commission voted to recommend re-zoning to allow a new RV park on 46.55 acres located south of County Road 20 and west of the Foley Beach Express.
  • The RV Park at OWA received preliminary approval from the Foley Planning Commission.

Gulf Shores

  • Two Lakes RV Park, located at 5651 Roscoe Rd., received preliminary plat approval for its first phase of development.
  • Waterway 101, a seven-lot residential development with single-family detached two story homes, received site plan approval.

County

  • Southern Belle RV Resort Park, located on the northwest corner of Highway 98 and County Road 9, received approval for 69 RV sites.
  • Phase II of Plantation RV Park, located on the west side of County Road 65, has received approval for an additional 54 RV sites.
