
New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORS® creates a report from local government meetings to highlight what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in November 2022.
Fairhope
- The Fairhope City Council gave approval for a new 3-story, 24,000 square foot office building at 314 Magnolia Avenue. The plans gained approval with the condition that the courtyard enclosure does not exceed 42" on the north side and design changes making the courtyard enclosure more visible to the street view. There was no public disclosure of what will be housed in the building, only that it will be one entity.
Spanish Fort
- The Spanish Fort Planning Commission approved the site plan for a future 6,250-square foot Cactus Cantina to be built at the corner of Highway 31 and Stagecoach Road.
- The Spanish Fort Planning Commission voted in favor of amending the table of permitted uses in their zoning ordinance to remove warehouse, storage and distribution facilities in B-4 zoning. Going forward they would only be permitted by right in M1 zoning.
Orange Beach
- The Orange Beach Planning Commission voted to recommend all Zoning Text Amendments with the exception of the temporary real estate sign amendment. That was tabled for further review and is expected to be addressed at the December Planning Commission meeting to be held December 12that 4:00 p.m.
Gulf Shores
- The Gulf Shores City Council approved the site plan and conditional use permit for The Waterway, a mixed-use project planned for 301 E. Canal Drive, south of the Intracoastal Waterway and east of 2nd Street. Plans for the project include a mixture of commercial space, 2 residential units; and a mobile vendor court with up to 5 food or retail vendors.
- The Gulf Shores Planning Commission approved an amendment to add 1.4 acres to the Midtown PUD and allow for a hotel to be added. The property is located south of Commerce Avenue, adjacent to West 2nd Street.
Baldwin County
- The Baldwin County Planning Commission granted a site plan request for Provision Coffee, a drive-through coffee shop at 23764 Highway 98.
- The site plan was approved by the Baldwin County Planning Commission for the construction of a 48-bed convalescent nursing home memory care facility on the west side of Highway 181 near the Malbis Community.
