To do that, you don't necessarily need major renovations, though. Simple is always the best place to start, and in the case of selling your home, simple fixes and home maintenance can make a major difference. The goal is to make your property look inviting, particularly by increasing curb appeal, and to make it look well maintained. Homes that are inviting and well-maintained sell.

Making your property look inviting

  • Open your blinds and curtains.
  • Decrease clutter and limit personal items. You want to make your home look spacious as well as allow someone else to envision living there.
  • Replace any missing or blown lightbulbs.
  • Designate every room for a single purpose. Your spare bedroom that also serves as an office and yoga studio needs to only wear one of those hats when it's for sale.

Increase curb appeal

  • Power wash any outdoor surfaces.
  • Clean both the inside and outside of your windows.Ā 
  • Tidy landscaping and sweep any sidewalks or decks.
  • Add fresh flowers to brighten your yard. Along the Gulf Coast, something can grow pretty much any time of the year.
  • Freshen up the look of your front door area.

Making your property look well maintained

  • Clean your baseboards, vents, fans and light fixtures.
  • Touch up any scuffs on the walls.
  • Vacuum and mop floors.
