New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORS® creates a report from local government meetings to highlight what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in September 2022. 

Gulf Shores

  • The Gulf Shores Planning Commission voted to approve a zoning text amendment to allow for a home occupation in accordance with the Alabama Cottage Food Law. 
  • The Gulf Shores Planning Commission approved the site plan and conditional use permit for a mixed-use development to be located in the city's Waterway Village Overlay District at 301 East Canal Drive. Plans call for a mixture of commercial space, 2 residential units, and a mobile vendor court with up to 5 food or retail vendors.
  • The Cadence Multi-Family Project, 9.2 acres located at 19326 Oak Road West, received site plan approval from the Planning Commission. There are a total of 72 townhomes and 20 cottages planned for the site, along with a clubhouse and pool.

Fairhope

  • The Fairhope Planning Commission recommended the initial zoning of B-2 and annexation of 21.1 acres that are an outparcel of the new Publix site south of Fairhope near the northwest corner of Greeno Read and Old Battles Road. A separate 3-acre parcel just to the north is also being annexed into the city of Fairhope. 

Daphne

  • The Daphne Planning Commission tabled a request for a 1.73-acre mixed-use development to be located northeast of the intersection of Main Street and Daphne Avenue in order to review the traffic engineering.

Orange Beach

  • The Orange Beach Planning Commission voted to approve a request for a major modification to the master plan for Phase 2 of the Beach Village PUD, located at 23063 and 23071 Perdido Beach Boulevard. While the original plan called for an outdoor food court on Lot 70, the new plan will allow Lot 70 to be subdivided into four residential cottage lots and will add an employee residence in the common area. 
  • The Planning Commission voted to send a favorable recommendation to the City Council for approval of a major PUD modification to the Mariner Lakes Master Plan. The amendment changed Bel Air Towers, located at 3299 Loop Road, from 3 buildings between 14-18 stories and 375 total units to 2 buildings between 4-5 stories and only 152 units.

Foley

  • Muscadine Place, a 182-lot townhome development, received subdivision approval from the Foley Planning Commission. The 38-acre property is located at the northeast corner of County Road 20 and Hickory St.  
  • A request for initial zoning to PUD for 121.9 acres known as Keystone Development, located south of Highway 98 and west of Venice Boulevard, was tabled to allow time for additional data collection on drainage and neighbor concerns.

County

  • The Baldwin County Commission approved the rezoning of the 4.6 acres east of the Beach Express and south of Roscoe Road in the Orange Beach area from RA to HDR (high density residential) to develop a 42-unit townhome complex. 
  • The Baldwin County Planning Commission approved the preliminary plat to subdivide a 38-acre parcel into two lots located south of Magnolia Springs on the southwest corner of County Road 12 and County Road 49.  The Broadway Group was listed as the developer, which is the development entity for the Dollar General company.
  • The Baldwin County Planning Commission granted approval to a 125-lot subdivision located east of Highway 181, just south of County Road 24, near the intersection of Sherwood Highland Road. D.R. Horton was named as the builder for the 39.4-acre property.
  • The Church of His Presence petitioned the Baldwin County Planning Commission for site plan approval of a 77,320 square foot addition.
