New construction is booming in order to meet the demands of the more than 230,000 residents that now call Baldwin County home. Each month Baldwin REALTORS® creates a report from local government meetings to highlight what new developments are in the works in Baldwin County. Below is a brief list of the plans addressed in February 2021. 

Fairhope

  • The Fairhope Planning Commission heard a request for a 2-lot subdivision, located on the east side of Highway 181 across from The Waters Subdivision and south of the proposed Harvest Green Subdivision. Plans for the easternmost lot include a 252-unit apartment complex. There are 10 two-story buildings and 12 carriage houses planned.

Foley

  • The Foley Planning Commission approved the site plan for a Circle K at 8951 Highway 59.
  • A denial from the Foley Planning Commission was sent to the City Council for a re-zoning request to R-3 (Residential Multi-Family District) for a 17-acre property located south of Michigan Avenue between Cypress and Bay Street. It was sought to allow for a residential apartment complex.
  • The Foley Planning Commission voted to send a denial to the City Council for the rezoning of 19 acres west of Hickory Street and north of County Road 12 to a PUD (Planned Unit Development) for a 213-unit apartment complex.

Daphne

  • A 108-acre parcel of property on the east side of County Road 13 that abuts Oldfield Subdivision received a favorable recommendation to be pre-zone and annexed from the Daphne Planning Commission. The rezoning to R-6G (Garden Patio Home) would allow for the development of Hope Vineyard, a 236-lot subdivision with varying lot widths of 52', 60', 70', and 90'.

Orange Beach

  • A 23,000-sqaure-foot commercial retail building for Surf Style is planned on the northwest corner of the intersection of Perdido Beach Boulevard and Russell Drive. The Orange Beach Planning Commission approved a request for the preliminary and final minor subdivision.
  • The site plan approval to convert and refurbish the property and existing building located at 25893 Canal Road into an automotive sales business was granted by the Planning Commission.

Gulf Shores

  • Oyster Bay, a 40-unit townhome development near the intersection of Highway 180 West and Oyster Bay Lane, received site plan approval from the Gulf Shores Planning Commission. Plans call for 2-story buildings with 3 bedrooms and 2.5 bathrooms. 
  • Uptown Plaza East, a 5,400-square-foot commercial plaza on the southwest corner of 20th Avenue and East 2nd Street, received site plan approval from the Gulf Shores Planning Commission.

County

  • The Baldwin County Commission approved the rezoning of 37 acres located on the east side of Stagecoach Road in Spanish Fort near Spanish Fort High School that was denied last month. Plans for the property include The Mill at Spanish Fort, a townhome apartment complex similar to the Toro Ridge developments adjacent to the property. The rezoning approval does not mean that future subdivision, multiple occupancy permits, or site plans will automatically be approved.
  • The Baldwin County Planning Commission voted to favorably recommend a rezoning request for a 4.69-acre property located north of County Road 64, east of Pollard Road in the Daphne area, from RSF-2 to B-2 to make the property more marketable.
  • The division of a 31.8- acre parcel located east of Fairhope along the north side of Highway 104 at the east corner of Saint Michaels Way into two lots was approved by the Planning Commission.
  • The site plan for an expansion for Scott's Marine was approved by the Planning Commission. A 6,178 square foot addition to the existing showroom and office is planned.
