Broker Nathan Cox needed more agents to market home lots — 850 of them over 29 subdivisions — so he has merged his firm, Bellator Real Estate & Development, with Troy Wilson's ERA Platinum Properties.

Wilson will serve as qualifying broker at Bellator, which now has 23 agents and offices in Spanish Fort, Fairhope and Robertsdale.

"Troy and I have been good friends, and we've been trying to figure out a way to work together," Cox said. "Troy will run the day-to-day business operations and this will free me up to spend time on the investment side of things."

"Our strengths compliment each other," said Wilson, 35, who was sales manager for Mitchell Homes before opening two ERA offices in Baldwin County.

Wilson and his agents put a lot of focus on new construction, he said. And they will have plenty of residential lots to market and sell.

For more than a year, Cox, 29, has been working with investors to buy lots in Baldwin County at wholesale prices and resell them below retail. For example, lots that once listed for $50,000 are bought for $20,000 and resold in the mid-$30s. Bellator has 850 developed lots ready for houses and another 1,000 undeveloped lots in its inventory, according to Cox.

"Many of the A-list locations are disappearing, especially in the southern part of the county," he said. But there are still plenty of lots to be bought, if the price is right and it makes sense, he said. "We've got the product, the agents and the ability to get the financing," Cox said. "The name of the game is being able to get credit and money."

There will not be any new subdivisions in Baldwin County until the existing ones have been built out, according to Wilson. "The next place you will see new development will be in Spanish Fort, then Daphne and Fairhope," he said.

The new homes selling today are priced under $300,000, Cox said. Buyers also want bigger homes, he said, asking for homes around 3,200 square feet. "They are more concerned now about getting more house for less price," he said.

Bellator's agents will concentrate on selling custom homes priced from the $120s to $350s, Wilson said. But they also plan "to grow our company," with existing residential sales, commercial sales and rentals as well, he said.

"We will have an umbrella of everything."
